ESSENTIAL JOB DUTIES AND RESPONSIBILITIES:
- Develop, maintain, produce various reports and analyses used daily to gather, evaluate, and assist creating strategies to maximize leasing production. Track all renewals and other lease actions; analyze status and work with Leasing team to meet the overall departmental goals
- Work in tandem with Leasing team to produce analyses, provide information and assist the overall leasing process from negotiation, to finalizing terms to submitting and memorializing the agreed upon terms thru full execution. Monitor and execute to meet critical dates related to expirations and new deals
- Prepare Letters of Intent (LOI) with Leasing researching and providing support and suggestions on specific lease clauses and areas of improvement
- Enter and track negotiation terms and KPI’s throughout the process maintaining accurate and timely information for Leasing and the rest of the organization to review, plan and execute to.
- Research key lease terms and data for Leasing and Executive management teams. Use lease research to help improve form leases with tenants, reducing liability and adverse lease provisions and enhance Tanger’s position
- Process, assemble and help represent the final economic deal terms to Real Estate Committee on a monthly basis
- Provide due diligence lease research for potential acquisitions or dispositions
- Prepare miscellaneous and highly confidential reporting as needed for Executive Management
- Prepare tracking and coordinate efforts to avoid and reduce cotenancy risk. Strive to assist leasing pulling levers to help mitigate alternative rent losses
- Maintain intimate industry knowledge to ensure compliance with the best interest of the assets, and Company in mind; Identify problem areas and recommend action plans to mitigate risks
- Strive for continuous improvement, drive metrics and cost-effective processes. Utilize best practices to gather all information, perform workflow analyses to identify opportunities to simplify, standardize, and streamline efforts within the department’s processes and systems. Design, plan, and work with the staff to implement and manage accordingly
- Work with IT to enhance existing systems as necessary and help identify, create, develop, and deploy new tools, database systems and reporting capabilities to increase efficiencies, data integrity, accuracy, and transparency across all areas of the company
- Special projects and other duties as assigned

- Ability to work in a fast-paced environment; possess exceptional organizational and time management skills to help plan, prioritize, and manage multiple high-level projects with differing levels of complexities even through frequent interruptions and changing deadlines.
- Analyze and able to identify, gather, synthesize complex information, and interpret data used to accurately create, generate, and maintain diverse reports and documents utilizing databases, spreadsheets, and communications.
- Ability to create and manipulate Excel Spreadsheets including advanced Excel functions such as: pivot tables, conditional formatting, charts, graphs, logic functions, vertical lookups, and horizontal lookups.
- High attention to detail with a general knowledge of and the ability to read and comprehend legal lease language as well as demonstrate the correct use of grammar, spelling, and punctuation in all produced documents.
- Demonstrate clear and effective communication skills with an ability to interact effectively both internally and externally. Ability to establish positive professional working relationships with and gain confidence of leaders across the organization, and with prospects and tenants.
- Ability to read, write and comprehend the English language.

REQUIRED EDUCATION AND EXPERIENCE:
- Bachelors degree in business or related field and 2-3 years experience in lease administration, finance, property management or similar field or any equivalent combination of education and experience.
- Microsoft Excel Intermediate Level
Hiring Range Disclaimer
The base salary range represents the low and high end of the hiring range for this position. Actual salaries will vary depending on factors including but not limited to location, experience, and performance. The range listed is just one component of Tanger's total compensation package for employees.
Hiring Range: $62,100 - $78,000 per year
